The strategy
Own. Develop. Operate.
The Julius Fund invests in the Meinl family's hotel company, Julius Meinl Living Plc — a business built on one repeatable strategy: buy prime buildings in European capital cities, convert them into luxury hotel residences under The Julius brand, and operate them itself.

The model
One company does all three.
Most real-estate investments capture one link of the chain. Julius Meinl Living Plc keeps the whole chain — acquisition, development and operations — inside the same company investors own.
Acquire prime buildings
Julius Meinl Living Plc buys prime buildings in European capital cities — Prague, Budapest, Bucharest, Berlin. The address comes first: city-centre buildings in Europe's capitals.
Convert to The Julius
Each building is converted into luxury hotel residences under The Julius brand. In Prague: 168 apartment-style residences designed by Matteo Thun & Partners, with interiors inspired by Alphonse Mucha's autumnal palette.
Run the house
The company operates every property itself, rather than handing the keys to a third-party operator. The third source of return — hotel operations — stays inside the same company investors own.
The proof case
The Julius Prague
The flagship on Senovážné náměstí shows the full cycle completed: a prime Prague building, converted, and now operating under the family's own management.

The three return pillars
Three ways one building pays.
Because one company owns, develops and operates, investors participate in three distinct sources of return — not just one.
Pillar 01
Development uplift
The step from acquired building to finished Julius residence creates the first layer of value: a prime property becomes an operating hotel residence under The Julius brand.
Pillar 02
Asset appreciation
The company continues to own the buildings it operates. The underlying real estate — prime addresses in European capital cities — is the second layer of value.
Pillar 03
Hotel operations
Day-to-day income from running the residences under The Julius brand. In Prague, hotel operations delivered a 52% EBITDA margin in 2024.
